We only rent out the studios at Lutherse Burgwal to students.
We have different contracts. We have long stay and short stay studio’s
Short stay rooms Lutherse Burgwal:
The contracts of these studios have a maximum term of 12 months and cannot be canceled earlier.
- As soon as you place a booking, you will be asked to fill in a short stay form.
- If you book a short stay room, you must return to your country of origin after the end of the rental period, otherwise you cannot rent.
- If you have Dutch nationality, you will receive a contract for a maximum of 6 months.
- Subletting is not allowed and this is actively monitored.
- The booking is based on 1 person, if the studio is larger than 30 m2, it may be occupied by 2 people (no children), extra costs apply, for info you can send an email to denhaag@xior.nl

Lutherse burgwal:
We also have studios for a minimum rental period of 12 months on the Lutherse burgwal. These studios are for students only. If you are no longer a student, you must leave this studio within 6 months.
Raamstraat:
14 larger, independent, upholstered and furnished studios located on the Raamstraat on the ground floor, first, second and third floor
The studios on the Raamstraat are for students and young professionals (no children)
Pay close attention to the start and end date when you book.
The studios are upholstered and furnished and are equipped with:
- Curtains, desk with chair, wardrobe, pin board and coat rack
- Kitchen unit, fridge with freezer compartment, 2 burner electric hob, combi oven-microwave and kettle
- Bathroom with shower, sink and toilet
- Bed with a mattress and molton.
In addition to the rent, the tenant must pay the following fees on the Lutherse burgwal:
- Advance service costs | € 50.00 per month
- Advance energy costs | € 195.00 per month
- Internet | € 17.50 per month
- Washing machine Lutherse Burgwal | €12.50
