The studios are well equipped with:
- Curtains, desk with chair and a wardrobe
- Kitchenette, cooking hob, microwave and fridge with freezer
- Bathroom with shower, sink, mirror and toilet
- Bed (120x200cm) with mattress, mattress protector and two storage drawers (1st /tm 4th floor) (ground floor: no bed, only a mattrass)
- You must purchase your own router in order to have access to internet connection and digital television signal in your studio

Some studios have a mezzanine area which is accessible by a ladder. It can be used for extra storage or a sleeping space.

NOTE: Check the contract start and end dates before booking. The startdate on the bookingsite is the startdate of the contract.

*Conditions and extra costs:
- We only rent to students, therefore residents who are no longer a student must leave within 6 months.
- The minimum rental period is 12 months.
- Each room has (LAN) internet connection and digital TV channels but you must purchase your own router in
order to have access to a secured signal in your room.
- Sublease is not allowed and is actively checked.
-The reservation is based on 1 person. When the studio is larger than 30 m2, it can be occupied by 2 people (only partners, no children and animals). Extra costs apply, for info please send an e-mail to eindhoven@xior.nl

In addition to the rent, the tenant must pay the following fees:
- Advance service charges | € 60.00 per month
- Advance energy costs | € 90.00 per month
- Internet and television | € 32.50 per month
- Furnishing and furniture | € 45.00 per month (ground floor, no bed, only a mattrass)
- Furnishing and furniture | € 50.00 per month (1st, 2nd, 3rd & 4th floor)

Once off payment in advance:
- Registration fee | € 25.00
- Security deposit | € 1.000.00
- Administration fee | € 75.00
- Profesional Final cleaning fee | € 115.00
