Maastricht University students can only book rooms without a code.

Ground floor:
There are 12 non-self-contained rooms on the ground floor.
3 basic rooms: shared kitchen and bathroom (sink, shower and toilet) with 3 other tenants.
9 comfort rooms: shared kitchen own bathroom (sink, shower and toilet).
The studios on the ground floor are well equipped with:
- Built-in wardrobe, desk with chair
- Bed (120x210cm) with mattress and mattress protector

1st, 2nd, 3rd, 4th and 5th floor:
There are 100 non-self-contained comfort rooms on the first floor up to and including the 5th floor. There is a kitchen and laundry room available for common use on each floor.
The studios are well equipped with:
- Bathroom with shower, toilet and sink
- Built-in wardrobe, desk with chair
- Bed (120x210cm) with mattress and mattress protector

6th and 7th floor:
There are 4 non-self-contained and 18 independent rooms on the 6th and 7th floor.
There are 4 comfort rooms which share the kitchen on the 7th floor. The 18 premium rooms have their own kitchen.
The studios on the 6th and 7th floor are well equipped with:
- Bathroom with shower, toilet and sink
- Built-in wardrobe, desk with chair
- Bed (120x200cm) with mattress and mattress protector
- Communal use of the laundry room on the ground floor

Conditions and extra costs:

· Xior only rents to students, therefore residents who are no longer a student must leave within 6 months.

· The minimum rental period is 12 months

· Hogeschool Zuyd: there is a fixed rental period with a maximum of 6 months, an early cancellation is never possible.

· Sublease is not allowed and is actively checked.

In addition to the rent, the tenant must pay the following fees:

· Furnishing and furniture | € 25.00 per month, and on the ground floor € 40,00

· Service charges | € 50.00 per month

· Internet and laundry | € 30.00 per month

· Advance energy costs | € 100.00 per month

Once off payment in advance:

· Registration fee | € 25.00

· Security deposit | € 750.00

· Administration fee | € 75.00

· Professional final cleaning dependent room with bathroom| € 90.00

· Professional final cleaning dependent room without bathroom| € 75.00
